09 When primer matters
Bare surfaces, stains, glossy finishes and big colour changes.
Ottawa · Inside the Greenbelt
Interior and exterior painting for Ottawa’s older homes, from Westboro and the Glebe to Alta Vista, Nepean and Gloucester, with the plaster repairs, trim work and masonry care they need.
Painting in Ottawa
Inside the Greenbelt, much of Ottawa’s housing is old enough to have been painted a dozen times: brick homes from the 1910s to the 1940s in the Glebe, Hintonburg and Old Ottawa South, post-war bungalows in Alta Vista, Carlington and Elmvale Acres, and 1960s side-splits across Nepean and Gloucester. Those layers matter. Older trim, windows and doors can carry lead paint, and decades of glossy oil-based enamel need the right primer before a modern waterborne paint will stick.
Plaster walls are common in the oldest neighbourhoods. They’re harder and smoother than drywall, but they crack along the lath and at corners as houses move through our winters. We repair plaster with plaster-compatible products and bonding agents, then prime, so the repairs don’t reappear as soon as the furnace starts in the fall.
Outside, brick is everywhere, and so are heritage conservation districts such as Rockcliffe Park, New Edinburgh and parts of Sandy Hill and the Glebe. Painting unpainted brick in those districts is usually discouraged, and exterior changes can need heritage approval. Where brick is already painted, we use breathable coatings so it can still dry out between storms.

Local know-how
The age of the house, its surfaces and the local rules all shape a Ottawa paint job. These are the things we check first.
Yes. Sound plaster takes paint beautifully. Cracks and loose areas are repaired with plaster-compatible products first, then primed so the repairs don’t show through.
No building permit is needed to paint inside or outside a house in Ottawa. In heritage conservation districts, exterior changes can need heritage approval, and painting previously unpainted brick is usually discouraged. Condo and townhome communities can control exterior colours through their declarations, so check before choosing a new one.
On pre-1960s surfaces we plan to sand or scrape, yes. If lead is present, we use lead-safe practices for containment and cleanup.
Yes. We paint to the property line and agree a clean break with you, and we’ll talk to the neighbour about ladder access if we need it.
